The former Arbutus Industrial Lands, previously home to the Carling Brewery, were rezoned to high density residential use. Key features of the re-development plans are a linear greenway running through the centre of the site and a system of new paved roads designed to provide access to the buildings while allowing greater priority to pedestrians and cyclists.
The masterplan establishes the layout, design and detail of the overall public realm plan and has guided future development of the area. Extensive coordination was required with the community, engineers and planners for the development of a comprehensive Streetscape Masterplan for new and existing streets associated with rezoning of the area to residential uses. The plan emphasizes the development of pedestrian priority streetscapes that involves the closing of 11th Avenue, Yew Street and a lane within the boundaries of the project.
